Property Taxes

The Selectboard at its July 7, 2009 meeting set the Municipal Tax Rate for Fiscal Year 2010. 58% of taxes is due on or before 4:30 PM on September 11, 2009 and 42% is due on or before before 4:30 PM on February 5, 2010. The official FY 2010 Tax Rate notice is attached below. 

 

Installments unpaid by the due dates will be assessed interest at 1% per month for the first three months and 1.5% per month thereafter. Taxes unpaid by the final due date are assessed 8% penalty. These deadlines are voted by Town Meeting. Regardless of circumstances no grace period is provided.

Overall, Manchester has traditionally had lower taxes than most municipalities in Vermont. In fact, a recent study by the Vermont Department of Taxes ranked Manchester as the 12th lowest Effective Municipal Tax Rate for 2008.  The Effective Municipal Tax Rate is the municipal (non-school) tax rate if all property were assessed at one hundred percent of value  Only the following 11 jurisdictions, with a combined total population of 2,371, had a lower municipal tax rate (2007 populations are in parentheses. In 2007 Manchester had 4,282 residents):

Local Option Taxes

As provided by State law, the Town of Manchester imposes a 1% tax on sales of some goods and services, meals and alcohol and hotel and motel rooms. These taxes are collected for the Town of Manchester by the State of Vermont Department of Taxes and are used to lower the property tax burden on local residents and businesses.
